About us
Neighbours who look out for each other.
We are residents of Embassy Boulevard: five buildings at 9, 11, 23, 27 and 29 Linear Place. This started the way these things usually start — a few neighbours talking, then a few more.
What we are here for is the standard of living at Embassy Boulevard: that it is a good place to come home to, that people know the names of the people on their floor, and that the things affecting everyone get sorted. A lot of that is social. Some of it is practical. A smaller part is putting things to management when they need putting right, and we would be glad to see that part get smaller still.
We are independent of Moda. Nothing to sell, nothing to pay, nobody paid.
Keeping our building safe

Things actually happen here.
A development becomes a neighbourhood when people know each other. That is most of what we do, and none of it costs anything.
Events and get-togethers
Seasonal parties, quiz and karaoke nights, a boxing session in the gym with a proper coach. Open to everyone who lives here, whatever your age and however long you have been in the building.
What is good round here
Where to eat, which barber, where the coffee is worth it, what is on in Nine Elms Park. We pass on what is worth knowing, and the odd discount we have arranged with places nearby.
Moving in
The app, the thermostats, the bin rooms, the parcel room. Ask in the group and somebody will tell you in two minutes what would otherwise take you a fortnight to work out.
A hand when you need one
A tripped fuse behind a dead oven. A leak detector that has quietly shut your water off. A parcel that needs keeping while you are away. Most things get sorted between us, often in minutes.

Report it to the Embassy Boulevard team
Repairs, your tenancy, your account: report it through the My Moda app, and keep a note of what you reported and when.
Tell us as well
When the same problem turns up in more than one home, we put it to management once, in writing, and share the reply with residents.
Call 999 first
If anyone is in danger, call 999. Then let the on-site team know.
Put your questions to management
Moda holds Town Hall meetings with residents and lists them on the My Moda app. We add the dates to What's on.
See What's onFlatten, bag, seal
Flatten boxes, bag and seal food waste, and use the right bin. It keeps the refuse rooms usable for everyone.
Buy, sell and help next door
Sell what you no longer need, give things away, or find help at home. For residents only, and every account is checked by the association.

And when something does need putting right.
It is not the main thing we do, but it is the part that has to be done properly. Most problems never reach management at all. The ones that do, we put on the record and follow through.
Once, together
When the same problem turns up in several homes, we put it as one documented case rather than thirty separate tickets that each get answered in isolation.
We keep the record
What was reported, what was promised, what actually happened and when. It is very hard to fix what nobody is tracking.
We publish the reply
Whatever comes back goes to residents in full, good or bad. You hear it from us at the same time we do, rather than second-hand.
Our process
Nothing is sent that residents have not seen.
We correspond in the association's name, so how we get there matters. It is deliberately slow, and the sequence is always the same.

A resident raises something
In the group or directly to us. Wherever we can, it is resolved there and then. We always encourage people to report their own issues through the official channels as well.

We look for a pattern
One household with a problem is an individual matter. Several households with the same problem is something the development needs to fix — and that is when we take it up.

Residents agree the wording
Correspondence is drafted, posted to the group in full, and left for a day or two so people can amend it or object before it goes anywhere.

It goes on the record — and so does the reply
We write, we publish the response back to residents in full, and we follow it through until it is actually done.
Our commitments
What you can hold us to.
An association that asks for openness from others has to be open itself. This is how we run ours.
- No money changes hands
- Joining is free. We collect no fees and hold no funds. If that ever changes, residents will see the accounts.
- Nobody is paid
- The association is run by residents, in their own time.
- Independent of Moda
- We are not affiliated with, endorsed by, or acting on behalf of Moda Living or any landlord or managing agent.
- Everything in the open
- Nothing goes to management in residents' name until residents have seen it, and every reply is shared with residents in full.
- Your details stay with us
- We ask for your name and email, and never for your address. We use them only for association correspondence. We never pass them to Moda, to other residents or to anyone else, and we remove them the same day you ask.
- A proper footing
- We have not yet elected a committee. We aim to hold our first Annual General Meeting before the end of 2026, to formalise the association and vote for one. Until then it is run by a group of volunteer residents.

Registering keeps you in the loop: invitations to whatever is on, what is worth knowing locally, and a copy of anything we send to management along with the reply.
It takes about a minute. There is nothing to pay, now or ever.
We do not ask for your address. To confirm you live here, give the residents' join code or the name of a neighbour who is already registered. If you have neither, register anyway and say hello at the next residents' event.
We use your details for one thing: sending you association correspondence. We never pass them to Moda, to other residents, or to anyone else, and we always use blind copy so your address is never visible to other recipients. Ask to be removed at any time and we will do it the same day.
